Why does a home warranty cover the tank but leave large replacement charges?

Homeowner guide · 2 min read

MGI’s recommendation: Get the coverage decision and the installation quote itemized before authorizing the replacement. “The tank is covered” is not enough to show what you will pay or why.

The Federal Trade Commission explains that service contracts can have fees, reimbursement limits, and excluded situations or repairs. Those general possibilities do not establish the terms of your home-warranty plan. Your actual contract and claim decision control the comparison. FTC service-contract guidance

Ask the plan administrator for the approved amount, the exact covered equipment or work, and the contract provision supporting every exclusion. Ask whether approval is required before the contractor proceeds, and obtain a claim reference and written decision. Keep that separate from the contractor’s explanation of what the home needs.

Then request a quote that identifies each charge and what it buys. Useful entries include the exact replacement model, removal, installation labor, required connections or modifications, permit and inspection work, and disposal. If something is described as a code upgrade, ask which requirement applies at your address and what existing condition triggers the work. Do not assume every excluded item is unnecessary, or that every item labeled an upgrade is required.

The key distinction is between a necessary installation task and who pays for it. An item can be needed for a proper replacement while still being outside a particular contract. Conversely, an unexplained charge should not become accepted simply because it appears on a warranty contractor’s invoice.

Ask for the final homeowner total, including any deductible, and how the quote changes if you use another qualified installer. Check the plan’s approval rules before assuming an independent quote will be reimbursed.

If the heater is actively leaking or creating a hazard, request safe triage while the coverage questions are being resolved. Make the urgent work and its authorization clear so you are not comparing a complete replacement with an unrelated emergency visit.

We would move forward once the equipment recommendation is supported, the required work is defined, and you can see the covered and uncovered amounts side by side. If the administrator’s explanation still conflicts with the contract, use its documented dispute process and seek appropriate consumer or legal guidance. Send the provider the written decision and itemized scope, rather than asking them to promise coverage they do not control.
